Even in today’s “Sellers” housing market, the way your property is presented can make all the difference in the world. I strongly believe that by hiring a home staging service, a property will sell faster and at a higher price which is why all my listings are staged and professionally photographed.
Pictured below is a listing that I sold in Reading MA. Prior to listing the property, the home had been For Sale By Owner (FSBO) for almost one year. As soon as I was hired as the listing agent, I had the property professionally staged and photographed. It sold in one weekend with multiple offers.
What is home staging and how can it make a difference…
Home staging is the process of “dressing up” a property to maximize its market potential. The cost of home staging is always recovered with the sale, as the final sale price of the property typically has gone up as a result of the staging.
Attempting to sell either a sparsely furnished or empty house can be difficult because a potential buyer will struggle to visualise how the property could be made to look attractive. In addition, a property with too many furnishings or outdated furnishings will result in the same effect – buyer can’t visualize the home as attractive. Home staging involves a designer coming in to the property and placing furniture and furnishings in such a way as to demonstrate what the house really has to offer. Remember, first impressions count, so a home that is visually enticing will make all the difference to a potential buyer. At the same time, a property that has been professionally photographed will look extra appealing online and attract a larger pool of qualified buyers.
